Dubai to Tokenize Real Estate with XRPL

The Dubai Land Department (DLD) has launched a project to tokenize real estate using the XRP Ledger blockchain developed by Ripple. The main goal of the initiative is to modernize the traditional real estate market through the use of digital technologies. The project partners are the Dubai Future Foundation, the Prypco platform, and the infrastructure company Ctrl Alt.

The technical part of the project related to tokenization is supervised by Ctrl Alt. The company is responsible for the secure issuance of digital certificates and their tracking on the blockchain. This approach will ensure precise synchronization between digital assets and Dubai's traditional registry system. This will create a single platform that takes into account both physical and digital forms of property ownership.

One of the main advantages of the new system is the possibility of fractional ownership. This allows private investors to enter the real estate market with minimal amounts — starting from 2,000 dirhams, using the Prypco Mint platform. This mechanism makes real estate investments accessible to a wider range of people.

The initiative is being implemented against the backdrop of growing interest in the XRP token. The launch of exchange-traded funds based on XRP is expected in the United States, but the Securities and Exchange Commission is currently postponing decisions on a number of applications from leading investment companies.

In Asia, XRP development has already gained momentum — in April, a structure affiliated with the HashKey crypto exchange launched the first regional fund based on XRP. And in May, the American pharmaceutical company Wellgistics began using the token in settlements and included it in the assets on the balance sheet, confirming the growing recognition of XRP in the business environment.

The Dubai project demonstrates how traditional real estate can be integrated with blockchain solutions, opening up new opportunities for investors and facilitating access to previously closed market segments.
